Office & commercial

Commercial fit-out for small offices, clinics and shops

A commercial space has constraints a home does not: it has to keep operating, it has to take daily traffic from people who did not choose the finishes, and the services have to stay reachable.

Plan around circulation, not furniture

In a small office the layout is decided by how people move, not by fitting in the maximum number of desks. Clear routes to the exit, room to pass behind a seated person, and a reception position that sees the door without being in the through-route.

Practical points that get missed at drawing stage:

  • Where the printer goes, and whether people queue in a walkway to use it.
  • Somewhere to take a call that is not the middle of the floor.
  • A pantry or at least a counter with a point for a kettle and a water dispenser.
  • Storage for records and stock that is not the space under the desks.

Services have to stay reachable

This is the main thing separating a commercial fit-out from a domestic one. Network and power routing changes as a business changes, so it should be accessible rather than buried:

  • Grid ceilings, or gypsum with access panels at valves, VRF units and junctions.
  • Structured cabling back to one labelled rack position, not daisy-chained desk to desk.
  • Floor boxes or a spine along the workstation run, so a new desk does not mean a new trailing lead.
  • More sockets than the current headcount needs.

Fire detection, sprinkler heads and exit routes must not be obstructed by new partitions or ceilings. Where the building has a fire system, any new layout has to work with it — this is a compliance matter for the building, not a design preference, and it is worth confirming with the building management before work starts.

Cabins, glazing and acoustics

Glass partitions keep a small office feeling open while giving cabins their own space. A manifestation strip at eye level is a safety requirement in practice — clear glass gets walked into.

Be realistic about acoustics. Glass reflects sound and a glazed cabin with a gap over the door is visually private and acoustically open. A consulting room, a clinic or an HR cabin needs a partition taken to the slab, an insulated cavity and a proper door seal. For open floor noise, soft finishes do the work — carpet tiles, acoustic ceiling tiles and upholstered screens all absorb; hard plaster, glass and vitrified tile all reflect.

Finishing for traffic, and working in phases

Commercial surfaces take a beating a home never does. High-pressure laminate rather than delicate finishes, hard-wearing flooring, protected corners on exposed edges, and washable paint at chair-back height along corridors.

Most small businesses cannot close for a fit-out. That means phasing — one zone completed and handed back before the next opens up, noisy work scheduled outside operating hours, and dust screens that actually seal. It is slower than an empty-shell fit-out and it should be priced and programmed that way from the start rather than discovered halfway through.

Questions

Office & commercial — common questions

Can the office stay open during the fit-out?

Usually yes, by phasing the work — one zone completed and handed back before the next opens, noisy work outside operating hours, and sealed dust screens. It takes longer than an empty-shell fit-out and should be programmed that way from the start.

Do glass cabin partitions give privacy?

Visual privacy, yes. Acoustic privacy, no — glass reflects sound and a gap over the door leaves the cabin open. A consulting or HR room needs a partition taken to the slab with an insulated cavity and a sealed door.

What kind of ceiling suits an office?

A grid tile ceiling, or gypsum with access panels at valves, air-conditioning units and junctions. Services in a commercial space have to stay reachable as the business changes.
